Remove those seals, and if they appear to be still in good condition(or get new ones)...spray clean the head and cap with brake cleaner, let air dry (or use a hair dryer).

Then apply a thin coating of FIPG (form in place gasket) material around the outer edge (the surface that sits in the head) of the seals before installing.

Use a clean rag to wipe away the squeeze out.

Also...when apart, make sure the 'drain back' hole is clean. This hole allows the oil accumulating behind the seals to drain back, towards the rear, and on down into the oil pan.

If these holes get blocked, your seals will always leak.
