Anyone ever built a garage from scratch?

I'm just pondering how difficult and expensive it would be assuming you do 95% of the work yourself ( even if that means learning how to do it ). That, or has anyone refurbished a garage in need of MAJOR TLC? I'm talking new pavement, new shingles, new windows, new wood... pretty much everything but a new door :(.

I've refurbished one, roof and all. It was pretty gay, not gonna lie. Putting a new one up would have been easier and cheaper

if it really needs everything but a new door, knock it down and start from scratch.

if youve already got a good foundation then the hard work has been done for you.

you need an architect (or someone with adequate skills) to design the thing, from there building the frame is not hard if you can follow directions.

raise the sides, tie it together and thats about it for the hard work. the rest is roofing, sheet rock, painting, and siding.

Not by myself, but with my dad and brother.
We built a frame on top of pressure treated 4x4's anchored in concrete, then had prebuilt trusses dropped off for the roof.

I have no idea what it cost since I wasn't paying.

Costs will differ depending on area, but any local general contractor will be able to tell you a figure in $ / square foot, and it will be awfully accurate in my experience. They can figure in finished or not, and break it down to materials and labor if you want.

its really not that hard. IF you know somewhat what your doing. i built a 10x10 shed when i was 13 and it has been through multiple hurricanes (one of witch was a cat 3-4)
and its still standing just like the day i built it. if you do it right it will last.
and yes i know a shed is A LOT different from a garage but i was just giving an example.

Finally, something on this forum that I actually know about..........:biglaugh:

I build things for a living so yes I have built a few garages. It's not something you can do by yourself if that's what you're asking. You can do it without a contractor, but you will definately have to have a little help from one or two half ass'd handymen to build it right. A good set of prints is a good way to start, but it isn't absolutely necessary. How big do you want it to be? Two car garage or just one? I'll be glad to help you if you have any questions.

Around here a prefabbed 2-car garage is about 12K. Save yourself the trouble; if you must build it yourself, buy garage plans online (about $20).

Any contractor should be able to give you a quote with a detailed list of materials. Look into Surplus vendors in your area. They usually have cheap lumber and building materials.

I know you can buy "pre built" kits from Totem around here... they're alot less work than buying a pile of lumber and come with everything you'll need mostly in the amount of it you'll need to do the job from start.

Granted, it's basically a big pile of building materials and some roof trusses, but it's not rocket science if you have a friend who knows what they're doing to help you along. On that comment, it is rocket science if you don't :p

Its pretty easy, just time consuming. Me and my father have built countless houses, garages additions and all on the side of regular work(the weekends). We just purchased 33 acres, and building the garage separate from the house(as always).
Again its a pop up deal pretty much, its just a box, and I would recommend block and not wood walls. 4 rows of #12s then as high as you want with #9s.

My dad is actually about to do this in his backyard. But he's planning on doing something bigger than a garage. More like a shop, big enough to have a lift. and keep about 3 cars in it with all our tools.

It's not really a plan right now, but something I've thought about. I don't actually own the garage or house I live at, its my girlfriends parents. If I stay w/ my gf though its something that must be done... and if they ever sell the house I get some of the money. Thanks, gives me something to think about.
